Guide to Paint Finishes

Once you know which room you want to paint, deciding what finish to use is an easy step before deciding on color! 

  1. High Gloss - the most durable and easy to clean
  2. Semi-Gloss - high durability, good for kitchens, bathrooms, and trim work
  3. Satin - high durability, good for high-traffic areas, easy to clean - cons: not easy to touch-up and reveals application flaws
  4. Eggshell - medium durability, essentially no-shine with little luster, covers imperfections well
  5. Flat or Matte - medium to low durability, soaks up rather than reflects the light - con: tough to clean without taking off paint

How to Pick Paint Colors for Any Room

  1. Making a small room appear bigger - paint the walls white, cream, pastels, or cool colors
  2. Making a too large room feel less cavernous and more cozy - paint the walls with warm colors and darker hues
  3. When you want a soothing vibe - paint the walls a soft, understated color or muted tones
  4. Sample paint colors on multiple walls of the same room
  5. Use large brush strokes, so you get a feel for the color
  6. View the samples at different times of day to see how it looks in various lighting, especially at night when there are lamps lit
  7. Also view during different types of weather 

Tips for Choosing the Right Paint Sheen

"If your paint color is dark and rich but you don’t want a super shiny effect, step down at least one level on the sheen scale. That’s because the darker and richer the paint color is, the more colorant it has, which boosts sheen. Ditto if you’re painting a large, sunwashed, or imperfect wall. The higher the sheen, the more defects will show. Adding sheen also increases the cost, usually an extra couple dollars of per gallon as you step up on the sheen scale." (houselogic.com)

New State Laws for Real Estate

Below is an overview of a few newly passed state laws.

•    In effect now, a buyer is required to have a septic inspection prior to the transfer of a waterfront house if the septic system is located within 200 ft. of the reference line. If the existing system was never approved by the state or approval was prior to 1989, the buyer must hire a septic designer to determine the elevation of the bottom of the effluent disposal area. If the system is in failure or shows signs of failure, the buyer must repair or replace the system within 180 days of the closing date.

•    As of 1/1/25, prior to a sale, sellers must notify buyers about PFAS, chemicals that have been detected in wells throughout NH but more frequently in southern NH. This notification shall be included in the standard NH sales agreement.

•    As of 1/1/25, prior to a sale, sellers must notify the potential of flood risk to buyers. Buyers are encouraged to determine if flood insurance is required. This also shall be included in the standard NH sales agreement.

•    In effect now, no longer may “any person aggrieved” appeal decisions of the Zoning Board. Only the applicant and abutters can appeal.

  1. Clean and store your yard tools: including prepping mowers by using a fuel stabilizer
  2. Remove and empty garden hoses from faucets

5 Pitfalls of Overpricing

When it comes to selling, it is very tempting to price your house too high. A house is your biggest asset and emotionally it’s hard to be logical about the value. Here’s why you should NOT overprice your house.

  1. Timing is everything. The greatest potential for buyer traffic is in the first 2-3 weeks. If priced high initially, you miss this window of opportunity.
  2. Overpriced listings will not get shown. Agents & savvy buyers will only look at properties they feel are fairly priced. 
  3. It benefits the competition by acting as a selling point for market-priced homes. It’s a cue to buyers to say “I can get a similar house for less!”
  4. Lender trouble. Even if you found a buyer willing to pay more (a BIG IF), the loan is based on accurate appraisals. Appraisers base value on comparable sold properties.  
  5. Overpriced homes sit on the market longer and then buyers think there may be issues with the property itself.  

Nothing hurts the selling process more than overpricing a property. It is the number one reason why houses don’t sell.
